Harmony West is where the Central Florida payment math gets interesting for a first-time or budget-constrained buyer. Entry pricing around the mid $300,000s is materially below Horizon West, and it is one of the few places in the metro where new construction is still reachable at that number without going to Polk County.

The honest counterweight is that entry price and entry payment are different numbers. At this price point the assessment stack — HOA plus any CDD plus Florida insurance — is a larger percentage of your monthly cost than it would be on a $700,000 home. A $200 CDD is a rounding error at the top of the market and a real constraint at the bottom. Verify it before you get attached.
