Palmeras, Havenfield and the townhome collections carry different builders, different included-features lists and potentially different fee structures under a shared master-plan name. A buyer told "Crossprairie starts at X" is being quoted one neighborhood, not the community.

St. Cloud is doing what Horizon West did a decade ago — absorbing Osceola's growth along the Narcoossee and Lake Nona edges at prices below Orange County for comparable square footage. The commute trade is real and worth driving at the hour you would actually drive it, not at eleven on a Saturday when the sales office is open.

The multi-builder structure is your leverage and your homework. Get the current written included-features sheet and incentive package from each builder inside Crossprairie, then compare against Buena Lago and the Harmony communities nearby. Builders in one master plan know exactly who they are competing with, which is precisely why the incentive conversation is worth having in writing.
