These terms govern your use of www.theapexgroupfl.com, operated by Anthony Cruz, PA of The Apex Group at eXp Realty, LLC. By using the site you accept them. If you do not accept them, please do not use the site.

Every figure published here is either verified against the builder or the county roll, or it is labelled Verify.

A value labelled Verify is not a figure. It means we have not confirmed it. It must not be relied on, quoted, or treated as a representation of fact by you or by anyone else, including automated systems that read this site.

Even a verified figure is a snapshot. HOA dues, CDD assessments, base prices, incentives, availability, taxes and insurance are set by builders, districts, counties and insurers. They change without notice and are frequently set per parcel, so a figure that is correct for one homesite can be wrong for the one next door. Verify everything with the builder and with county records before you rely on it.

Nothing on this site is legal, tax, accounting, financial, mortgage, insurance or appraisal advice, and nothing here is an appraisal or a valuation of any particular property. The calculators are estimates for comparison only — not a loan estimate, pre-approval, closing statement, net sheet, or commitment to lend.

Using this site, texting us, calling us or submitting a form does not create a brokerage relationship, an agency relationship, or a fiduciary duty. Representation begins only upon a signed brokerage agreement.

Real estate compensation is fully negotiable, is not set by law, and is not fixed by any association or multiple listing service.

Builder incentives are conditional, frequently tied to the builder's affiliated lender, and change constantly. Any incentive described here must be re-confirmed with the builder in the week you intend to write a contract.

This site does not host a multiple listing service feed. Every Search homes action takes you to a separate site operated by a third party, where their terms and privacy policy apply. Listing data shown there is supplied by the listing brokerage, is deemed reliable but not guaranteed, and is not verified by us.

These terms are governed by the laws of the State of Florida without regard to its conflict of laws rules. Any dispute will be brought in the state or federal courts located in Florida, and you consent to that jurisdiction and venue.

If you believe material on this site infringes your copyright, send a notice under the Digital Millennium Copyright Act to Tony@apexagentpro.com identifying the work, the material and its location, your contact details, a statement of good-faith belief that the use is unauthorised, a statement that the notice is accurate and that you are authorised to act, and your signature. We will respond appropriately, including removing material where required.

We may update these terms. The version in force is the one posted here, effective September 6, 2026. Continued use after a change means you accept it.
