Westhaven at Ovation,
the honest read.

The honest read
Toll Brothers occupies the upper end of production building, and Westhaven is a fair example: included specification is higher than the volume builders nearby, the elevations have more articulation, and the three collections let one community serve a townhome buyer and a move-up buyer on the same amenity.
The Toll Brothers Design Studio is where this community is won or lost financially. The personalisation is genuinely extensive, which is the draw — and it is also where a $600,000 decision becomes a $700,000 one across a series of individually reasonable choices. Our position is unchanged: buy structural from the builder because it cannot be added later, and take cosmetic finishes to your own trades after closing.
On location, Westhaven sits within Ovation, which puts three or four other builders' communities within a few minutes. That is useful leverage. Cross-shop Lake Star, Harvest and Serenade openly and tell each sales office you are doing it — in a corridor this dense, the incentive package is where builders compete, not the base price.
HOA, CDD and the
true monthly cost.
Ovation-area communities carry HOA dues and, in most cases, a CDD assessment. Toll's higher included specification changes the upgrade math more than the monthly math — we price both against the collection you are considering.

What are the three collections at Westhaven at Ovation?
Toll Brothers markets Westhaven as three collections spanning townhomes through single-family homes, roughly 1,700 to over 3,800 square feet, sharing the community's amenity access. Which collection is releasing, and at what price, changes through the year — confirm current availability with the builder before you plan around a specific product.
Are Toll Brothers homes negotiable?
Base price moves rarely, because recorded comps set the value of every remaining home in the community. What does move: incentive packages, closing cost contributions, rate buydowns through the affiliated lender, and design studio allowances. Standing inventory near a quarter end is where the leverage concentrates.
How much should I expect to spend at the design studio?
Industry-wide, buyers in this corridor commonly spend 10 to 20 percent above base price on lot premiums and structural upgrades, and design centre selections can add tens of thousands more. Decide your ceiling before the appointment, and separate structural decisions from finishes you could replace later at your own cost.
Can I use my own agent at Westhaven?
Yes, and it typically costs you nothing — but register before your first visit. Most builders only honor free buyer representation if your agent is registered on that first visit, and a sign-in card with no agent on it can close the door for the whole community.
