Deadlines are stacking at September 30
D.R. Horton's Main Street Stars program, available across its Orlando communities including Waterleigh, publishes up to $1,000 in closing cost assistance for qualifying military, law enforcement, fire, healthcare and education buyers, with a contract-by date of 09/30/2026 and a close-by date of 10/31/2026. It is a small program on its own. What makes it worth noting is the date: when a builder sets a contract deadline at quarter-end, the rest of the incentive conversation tends to be more flexible in the two weeks before it.
Townhome incentives in Hamlin remain the largest published numbers
At Parkview at Hamlin, DRB Homes has advertised up to $40,000 in Flex Cash, and Ashton Woods has published a 2/1 buydown structure through its affiliated lender stepping 3.99% in year one and 4.99% in year two before a 5.99% fixed rate for the remaining term, on an FHA 30-year framework with credit and loan-to-value restrictions. Two builders competing on one street is the reason those numbers are what they are. Both are conditional, both are tied to the builder's lender, and both need to be re-confirmed the week you write — see how builder incentives actually get negotiated for what the lender tie costs.
Hills of Minneola adds a sixth builder
Tri Pointe Homes opens models at Pine Ridge at Sugarloaf Mountain this month, making six national builders selling simultaneously inside Hills of Minneola alongside Ashton Woods, Meritage's Cyrene, Del Webb/Pulte, Dream Finders and Starlight. Published pricing across the master plan spans roughly $374,000 to $795,000 and above. Six registration desks also means six chances to lose representation by walking into the wrong model first.
Sunbridge: the amenity is 2027
Per Tavistock's February 2026 update, The Watershed — the clubhouse and resort-style pool serving Weslyn Park at Sunbridge — is scheduled to open in summer 2027, with the restaurant and bar following in Q4 2027. Buyers touring this fall are being shown a lifestyle that is roughly a year out. That is not a reason to avoid the community; it is a reason not to pay 2027 pricing for a 2026 delivery.
What I would do this month
If you are buying in the next ninety days, spend the next three weeks on standing inventory rather than to-be-built plans, and get your representation registered before you tour anything. If you are comparing communities, put the assessments in the spreadsheet first — Silverleaf Oaks and Parkview at Hamlin report no CDD while Waterleigh and Hills of Minneola carry one, and that gap moves the payment more than most incentive packages do.
