Hills of Minneola sits at one of the highest points in Central Florida, which produces long views and rolling terrain you cannot buy in the flat corridors east of here. It also produces sloped lots, and slope affects driveway angle, retaining walls, landscaping cost and drainage. Lot selection matters more here than in most communities.

The infrastructure is unusually far along for a plan this young. The Turnpike interchange at Exit 278 is open, the prototype Publix with drive-through pharmacy is open, Minneola Horizon Academy opened as a K-8 in August 2025, and AdventHealth's hospital and a Costco anchor the commercial program. Hills City Center is under construction with a roughly 40,000-square-foot Crooked Can brewery and food hall as first tenant.
